LANDSCAPING and ACCESSORY STRUCTURES: 8. Shrubs and screen trees shall be installed along the east property line between the east side yard fence and the property line. This landscaping shall include a mixture of eight to ten 15 gallon and 24 inch box evergreen screen trees of a variety that will grow rapidly to twenty to twenty-five feet. The specific details and species for this landscaping shall be shown on the final landscape plan submitted for Planning Director review and approval prior to the issuance of a building permit This landscaping shall be maintained in good health and vigor at all times. Should any of the required trees die, they shall be replaced by a similar tree of similar size, up to a maximum size of 48 inch box, within thirty days. A deed restriction or similar recorded document approved by the City Attorney shall be recorded against the property to this effect prior to occupancy. 9. Final landscape and irrigation plans shall be submitted for the review and approval by the Planning Director prior to the issuance of a building permit. The irrigation plan shall utilize low-volume drip, bubbler, or other water conserving irrigation systems to the maximum extent possible. II. All trees used in landscaping shall be a minimum of IS gallons in size and all shrubs shall be a minimum of 5 gallons, unless otherwise conditioned or shown on the approved landscape plan. The applicant shall provide root control barriers and four inch perforated pipes for trees in planting areas less than ten feet in width, as determined necessary by the Planning Director at the time of review of the final landscape plans. 12. All landscaping shall be installed within nine months of occupancy, except that the required screen trees shall be installed prior to occupancy. The applicant shall arrange a landscape site inspection with the Planning Department staff upon completion of the installation of the landscaping. 13. In the event that any additional accessory structures, including the landscape modifications, decks, or building additions are proposed to be constructed on the subject site, the owner of the property shall submit an application for the review and approval by the Planning Director.
