<br />LANDSCAPING and ACCESSORY STRUCTURES: <br /> <br />8. Shrubs and screen trees shall be installed along the east property line between the east <br />side yard fence and the property line. This landscaping shall include a mixture of eight to <br />ten 15 gallon and 24 inch box evergreen screen trees of a variety that will grow rapidly to <br />twenty to twenty-five feet. The specific details and species for this landscaping shall be <br />shown on the final landscape plan submitted for Planning Director review and approval <br />prior to the issuance of a building permit This landscaping shall be maintained in good <br />health and vigor at all times. Should any of the required trees die, they shall be replaced <br />by a similar tree of similar size, up to a maximum size of 48 inch box, within thirty days. <br />A deed restriction or similar recorded document approved by the City Attorney shall be <br />recorded against the property to this effect prior to occupancy. <br /> <br />9. A mixture of six to ten 15 gallon and 24 inch box evergreen screen trees of a variety that <br />will grow rapidly to twenty to twenty-five feet shall be installed between the home and <br />the home at 433 Sycamore Road. The specific details and species for these trees shall be <br />shown on the final landscape plan submitted for Planning Director review and approval <br />prior to the issuance of a building permit. This landscaping shall be maintained in good <br />health and vigor at all times. Should any of the required trees die, they shall be replaced <br />by a similar tree of similar size, up to a maximum size of 48 inch box, within thirty days. <br />A deed restriction or similar recorded document approved in form by the City Attorney <br />shall be recorded against the property to this effect prior to occupancy. <br /> <br />10. Final landscape and irrigation plans shall be submitted for the review and approval by the <br />Planning Director prior to the issuance of a building permit. The irrigation plan shall <br />utilize low-volume drip, bubbler, or other water conserving irrigation systems to the <br />maximum extent possible. <br /> <br />II. All trees used in landscaping shall be a minimum of IS gallons in size and all shrubs shall <br />be a minimum of 5 gallons, unless otherwise conditioned or shown on the approved <br />landscape plan. The applicant shall provide root control barriers and four inch perforated <br />pipes for trees in planting areas less than ten feet in width, as determined necessary by the <br />Planning Director at the time of review of the final landscape plans. <br /> <br />12. All landscaping shall be installed within nine months of occupancy, except that the <br />required screen trees shall be installed prior to occupancy. The applicant shall arrange a <br />landscape site inspection with the Planning Department staff upon completion of the <br />installation of the landscaping. <br /> <br />13. In the event that any additional accessory structures, including the landscape <br />modifications, decks, or building additions are proposed to be constructed on the subject <br />site, the owner of the property shall submit an application for the review and approval by <br />the Planning Director.
