<br />EXHIBIT "B" <br />CONDITION OF APPROVAL <br />Case Z-94-252 - 326 Diamond Court <br />August 23, 1995 <br /> <br />1. The proposed development shall conform substantially to the site plan, grading plan, <br />architectural elevations, colorboard, and landscape plan Exhibit "A", dated "Received" <br />August 14, 1995" on file with the Planning Department, except as modified by these <br />conditions. Minor changes to the plans may be allowed subject to the approval of the <br />Planning Director if found to be in substantial conformance with the approved exhibits. <br /> <br />2. A cobblefield stone wainscot treatment shall be added to the breakfast nook on the rear <br />elevation. The specific details for this addition shall be submitted to the Planning <br />Director for review and approval prior to the issuance of a building permit. <br /> <br />3. Development along the east property line shall be installed pursuant to Exhibit "C", east <br />Side Yard Cross-Section, incorporated herein by reference. The specific details shall be <br />submitted to the Planning Director for review and approval prior to building permit <br />issuance. <br /> <br />4. The east side yard fence shall be set back five feet from the property line to allow the <br />installation of landscaping. The fence shall return to the east side of garage immediately <br />north of and adjacent to the end of the cobblefield stone wainscot return. <br /> <br />5. Any changes to the common property line fences shall be coordinated with the effected <br />adjacent property owner. <br /> <br />6. This design review approval will lapse within one year from the date of approval, on <br />August 24, 1996, unless a building permit is issued and construction has commenced and <br />is diligently pursued toward completion or a design review extension has been approved <br />by the City. <br /> <br />7.
