<br />Resolution No. PC-95-55 <br />Page 9 <br /> <br />a. Campinia Place shall be redesigned as a looped street <br />(cross-section as now proposed) or as a 20 foot wide paved <br />EVAE, such that it will have two points of access onto West <br />Ruby Hill Drive. This loop may be designed between Lots 21 <br />and 22 and Lots 31 and 32, or as otherwise approved by the <br />City Engineer. Should a redesign of portion of POD W be <br />necessary to accommodate this street or EVAE, any lots "lost" <br />may be replaced on a 1:1 ratio in the open space area to the <br />west of Lot 21, subject to the review and approval of the City <br />Engineer and Planning Director. Any utilities proposed to <br />be located in this looped street or EVAE, or proposed to serve <br />any lots along it also shall be looped to tie into the main <br />utility lines within West Ruby Hill Drive, to the satisfaction <br />of the City Engineer. <br /> <br />18. Prior to the approval of a final map and improvement plans of <br />POD R (Phase IV of this tentative map), Parma Court shall be <br />extended so that the sanitary sewer manhole now located in the <br />open space area is located within the paved area of the cul- <br />de-sac, subject to the review and approval of the City <br />Engineer. <br /> <br />19. A 20' wide rough-graded roadway (base rock with seal coat or <br />approved other) for emergency and secondary vehicular access <br />shall be continuously maintained during grading and <br />construction of improvements in any residential tracts of PODs <br />0, R, V, and W. Any final grading and improvement plans <br />submitted for any Phase of this tentative map shall indicate <br />the exact location, cross-section and gradients of this EVAE <br />subject to the review and approval of the City Engineer and <br />Fire Chief. <br /> <br />20. A 20' wide paved roadway for emergency and secondary vehicular <br />access shall be continuously maintained during construction in <br />any residential tracts of PODs 0, R, V, and W, unless <br />otherwise approved by the City Engineer and Fire Chief. Any <br />final grading and improvement plans submitted for any Phase of <br />this tentative map shall indicate the exact location, cross- <br />section, and gradients of this roadway, subject to the review <br />and approval of the City Engineer and Fire Chief. <br /> <br />21. Prior to approval of any final map for PODs Q, U, V, or R, the <br />applicant shall submit final grading and improvement plans for <br />the arched culvert between Holes 15 and 16. These plans shall <br />show the location of the culvert, utilities, color and design <br />of finish materials, golf cart path, grading and storm drain <br />detention/release features of Holes 15 and 16, etc. All plans <br />shall be subject to the review and approval of the City <br />Engineer and Planning Director. <br />
