Prior to approval of a final map for POD R, the applicant <br />shall dedicate to the City a 10 foot wide easement for <br />maintenance and access to the sanitary sewer located between <br />Sannita Place and Parma Court. This easement shall be shown <br />on any final map for POD R. <br /> <br />23. Prior to approval of a final map for POD R, the final map <br />shall indicate a 10 foot wide private storm drain easement for <br />homeowners' association maintenance and access to the storm <br />drain located between Sannita Place and Parma Court. This <br />easement shall be shown on any final map for POD R and may be <br />located within or over the public sanitary sewer easement <br />dedicated to the City. <br /> <br />24. Prior to approval of a final map for POD R, or for any final <br />map for Phase II of this tentative map, the applicant shall <br />dedicate to the City a 10 foot wide easement for maintenance <br />and access to the sanitary sewer between Armondo Court and <br />Brindisi Place. This easement shall be shown on any final map <br />for POD R or Phase II. <br /> <br />25. Prior to approval of a final map for POD R, the final map <br />shall indicate a 10 foot wide private storm drain easement for <br />homeowners' association maintenance and access to the storm <br />drain located between Armondo Court and Brindisi Place. This <br />easement shall be shown on any final map for POD R and may be <br />located within or over the public sanitary sewer easement <br />dedicated to the City. <br /> <br />~ Parcel D of Tract 6554 -- Lots 148 and 149 <br /> <br />26. Final grading and drainage plans for Lot 148 shall indicate <br />that all run-off from roofs and hardscape areas shall be <br />channelled into an individual on-site storm drain and directed <br />to the street via a through-curb drain. <br /> <br />27. Prior to the approval of any minor subdivision of Parcel D of <br />Tract 6556, the grading and drainage plan for Lot 148 shall be <br />revised such that any concentrated storm drain flow shall be <br />piped to the toe of the slope or stream bed, unless otherwise <br />approved by the City Engineer. <br /> <br />28. Prior to approval of any final map for this minor subdivision, <br />the developer shall submit design standards for the home to be <br />located on Lot 148 which shall encourage a design concept for <br />the home encourages second story massing towards the back of <br />the lot and which encourages a mixture of one- and two-story <br />elevations to the front and side of the home, etc. such that <br />
