At the time rough-grading has been completed for the open <br />space area (Parcel D) during Phase II of this tentative map, <br />the applicant and staff shall determine final locations for <br />the pedestrian pathways within Parcel D. These walkways <br />shall be constructed of an all-weather surface, such as <br />decomposed granite or concrete and shall be maintained by the <br />homeowners' association. <br /> <br />8. All final landscape and irrigation improvement plans for <br />Parcel D shall be submitted with the final map and improvement <br />plans for POD R (Phase IV of this tentative map), or with the <br />last final map of this phase if more than one map is filed. <br />Landscaping and improvements for Parcel D shall be completed <br />prior to the acceptance of tract improvements of the last <br />tract of POD R. <br /> <br />9. Final landscape and irrigation improvement plans for Parcel E <br />(the water feature) shall be submitted with the final map and <br />improvement plans for Phase II of this tentative map, or with <br />the last final map of POD W if more than one final map is <br />submitted, or with the improvement plans for the Vallecitos <br />road entry, whichever occurs first. Landscaping and <br />improvements for Parcel E shall be completed prior to <br />acceptance of tract improvements of the last tract of POD W, <br />or acceptance of the Vallecitos road entry, whichever occurs <br />first. <br /> <br />10. Landscape and irrigation improvement plans for Parcel F <br />(Vallecitos Road slope bank) shall be submitted simultaneously <br />with any final map which includes lots along Campinia Place. <br />Parcel F landscaping and landscape improvements shall be <br />completed prior to acceptance of improvements for POD W, or <br />prior to the acceptance of improvements of the final tract <br />within POD W if more than one map is submitted. Landscape <br />materials shall be drought-resistant, require little <br />maintenance, and shall be consistent with the landscape theme <br />of Ruby Hill as indicated in the Master Landscape Plan. <br />Landscaping of this slope area and wall shall be of sufficient <br />quantity and density to screen the wall and stabilize the <br />slope. <br /> <br />~ Vallecitos Road Entrv <br /> <br />11. Prior to the approval of any final grading and improvement <br />plans for the Vallecitos Road entry, the improvement plans <br />shall show methods to channel storm water run-off from the <br />entry into a storm drain system acceptable to the City <br />Engineer. <br />
