<br />Resolution No. PC-95-55 <br />Page 6 <br /> <br />EXHIBIT "B" <br />Conditions of Approval <br />Tentative Map Tract 6779 <br /> <br />1. Development shall be substantially as shown on the development <br />plans, Exhibit "A", dated "Received July 19, 1995 and <br />August 3, 1995" on file with the Planning Department, except <br />as modified by the following conditions. Minor changes to the <br />plans may be allowed subject to the approval of the Planning <br />Director if found to be in substantial conformance to the <br />approved exhibits. <br /> <br />2. Unless otherwise modified by these conditions, all Provisions <br />of Reclassification of the 1837th Zoning Unit, conditions of <br />approval of Tentative Map Tract 6452, conditions of approval <br />of PUD-93-2-1M, and all mitigation measures as listed in the <br />County-certified EIR, shall remain in full force and effect. <br /> <br />3. All conditions of the Pre-Annexation Agreement between the <br />Developer and the City, and all conditions of the Development <br />Agreement between the City, County, and the Developer shall be <br />adhered to. <br /> <br />4. All conditions must be accomplished prior to City Council <br />approval of any Final Map(s), unless another time of <br />compliance is specified below. Installation of improvements <br />shall be guaranteed under a Subdivision Agreement approved by <br />the City Council. Inspections shall be certified by a <br />registered engineer or by Public Works Department, at the <br />option of the Director of Public Works. All improvements <br />guaranteed under this Agreement shall be completed by the land <br />divider and accepted by the City Council prior to release of <br />improvement guarantees. <br /> <br />I. PROJECT-SPECIFIC REQUIREMENTS <br /> <br />~ Open Space Improvements <br /> <br />5. All final landscape and irrigation improvement plans for <br />Parcel B shall be submitted with any final map and improvement <br />plans which include Lot 21 along West Ruby Hill Drive. Parcel <br />B landscaping and improvements shall be completed prior to the <br />acceptance of tract improvements for POD W, or prior to the <br />acceptance of tract improvements of the final tract of POD w, <br />if more than one final map is submitted. <br /> <br />6. All final landscape and irrigation improvement plans for <br />Parcel C shall be submitted with the final map and improvement <br />plans for POD 0 (Phase I of this tentative map), or with the <br />last final map of this phase if more than one map is filed. <br />Landscaping and improvements for Parcel C shall be completed <br />
