<br />Resolution No. PC-95-55 <br />Page 4 <br /> <br />with the cities of Livermore and Pleasanton and <br />CALTRANS, and will meet all CALTRANS safety <br />standards. <br /> <br />All utilities and services will be designed to City <br />standards to ensure the public health and safety. <br />The City of Livermore is accepting the sanitary <br />sewer wastewater. The storm drain system will be <br />maintained privately, but is being designed to City <br />standards. Water service is being provided through <br />the City via Zone 7. A second water reservoir with <br />a 1.3 million gallon capacity will be constructed <br />with this phase of the development (if not earlier) <br />in order to service homes at higher elevations. As <br />with all developments in high hazard fire zones in <br />the City of Pleasanton, automatic residential fire <br />suppression sprinkler systems are required for each <br />home. The applicant also will be constructing, as <br />required, a building to house emergency personnel <br />to ensure that all portions of this project are <br />within the City's five-minute emergency response <br />range. A fire management and maintenance plan <br />already has been prepared for proper maintenance of <br />open space areas. <br /> <br />5. The design of the subdivision or its related <br />improvements will not conflict with easements, <br />acquired by the public at large, for access through <br />or use of property within the proposed subdivision. <br /> <br />The primary easement which affects this phase of <br />the Ruby Hill development is the Pacific Gas and <br />Electric (PG&E) gas line which traverses the <br />property. The applicant is required to relocate <br />this gas line along Vallecitos Road, and also will <br />need to relocate a portion of the gas line in the <br />vicinity of the second water reservoir. The <br />existing gas line and easement will be abandoned. <br />No other easements are affected by development of <br />this property. <br /> <br />Access through common open space areas is possible <br />through the trail system in combination with <br />sidewalks along streets. Easements are not <br />required to guarantee this access since the general <br />public will not have access to these trails or the <br />development. These trails will be available to the <br />residents of Ruby Hill only. As required by the <br />EIR and conditions of approval, access to the Foley <br />buffer and Tiger Salamander Habitat area is <br />prohibited to residents. <br />
