Resolution No. PC-95-55
Page 4

with the cities of Livermore and Pleasanton and
CALTRANS, and will meet all CALTRANS safety
standards.

All utilities and services will be designed to City
standards to ensure the public health and safety.
The City of Livermore is accepting the sanitary
sewer wastewater. The storm drain system will be
maintained privately, but is being designed to City
standards. Water service is being provided through
the City via Zone 7. A second water reservoir with
a 1.3 million gallon capacity will be constructed
with this phase of the development (if not earlier)
in order to service homes at higher elevations. As
with all developments in high hazard fire zones in
the City of Pleasanton, automatic residential fire
suppression sprinkler systems are required for each
home. The applicant also will be constructing, as
required, a building to house emergency personnel
to ensure that all portions of this project are
within the City's five-minute emergency response
range. A fire management and maintenance plan
already has been prepared for proper maintenance of
open space areas.

5. The design of the subdivision or its related
improvements will not conflict with easements,
acquired by the public at large, for access through
or use of property within the proposed subdivision.

The primary easement which affects this phase of
the Ruby Hill development is the Pacific Gas and
Electric (PG&E) gas line which traverses the
property. The applicant is required to relocate
this gas line along Vallecitos Road, and also will
need to relocate a portion of the gas line in the
vicinity of the second water reservoir. The
existing gas line and easement will be abandoned.
No other easements are affected by development of
this property.

Access through common open space areas is possible
through the trail system in combination with
sidewalks along streets. Easements are not
required to guarantee this access since the general
public will not have access to these trails or the
development. These trails will be available to the
residents of Ruby Hill only. As required by the
EIR and conditions of approval, access to the Foley
buffer and Tiger Salamander Habitat area is
prohibited to residents.
