<br />Resolution No. PC-95-55 <br />Page 11 <br /> <br />the final home concept reduces massing along the street <br />elevation. <br /> <br />29. Prior to approval of any final map for this minor subdivision, <br />the developer shall submit standards for Lots 148 and 149 for <br />accessory structures, fencing, pools, spas, etc. These <br />standards shall ensure that views to the drainage swale and <br />hillside behind Lot 148 are protected from overdevelopment of <br />the site. <br /> <br />30. Prior to approval of any final map for this minor subdivision, <br />the developer shall submit lot development standards for Lot <br />149, subj ect to the review and approval of the Planning <br />Director. These standards shall include location of a <br />building envelope, limitations on grading and cut-and-fill for <br />creation of the house pad and access driveway, requirements <br />that driveway slopes not exceed 20%, prohibitions on <br />construction in areas of the lot which are 25% or greater in <br />slope, and encouragements for stepped house design and/or <br />split pad lot, etc. <br /> <br />~ Water Service <br /> <br />31. Prior to approval of any final map (s) for any residential <br />tracts whose water service is dependent upon the second water <br />reservoir (i.e. PODs E, J, K, Q, U, 0, R, V, and W), a full <br />water-service study shall be performed and submitted for <br />review and approval by the Director of Public Works. <br />Additionally, tank size, type (concrete, steel, etc.) and <br />installation and maintenance responsibilities shall be <br />specifically indicated and shall be to the satisfaction of the <br />City, the developer, and the water-service provider. The <br />water system shall be designed to the satisfaction of the City <br />Engineer to assure that all lots can be adequately served with <br />the appropriate flows and water pressure sufficient for <br />domestic use as well as for the required automatic fire <br />sprinklers. <br /> <br />32. Prior to the approval of any final map for PODs 0, R, V, and <br />W (Phase I-IV of this tentative map), the developer shall <br />submit detailed grading and improvement plans for the access <br />road to the water reservoir. These plans shall match <br />substantially the location and design of the access road as <br />indicated on this tentative map (Tract 6779). This access <br />road shall be gated to the satisfaction of the City Engineer <br />and Planning Director to prevent unauthorized access to the <br />water reservoir and Tiger Salamander Habitat. No tree shall <br />be removed for construction of the access road. <br />
