<br />Resolution No. PC-95-52 <br />Page 2 <br /> <br />The reduced sideyards on Lot 5 would still provide <br />generous building-to-building separations -- 30' <br />between Lot 5 and Lot 24, 22' between Lot 5 and <br />Lot 6. These separations are between single-story <br />elements, which are optional features for the two- <br />story houses on Lots 6 and 24. Otherwise, the <br />separations between the single-story house on Lot <br />5 and the two-story houses on Lots 6 and 24 would <br />be 25' and 40', respectively. <br /> <br />2. The proposed PUD modification is consistent with <br />the City's General Plan: <br /> <br />The approved density for this subdivision -- two <br />dwelling units per acre -- would not be increased <br />by the modification. <br /> <br />The proposed modification would facilitate the <br />types of ancillary uses and structures, e.g., pool <br />cabanas, studios, etc., typically associated with <br />residential development. It would also allow <br />future building additions to the primary <br />residence. <br /> <br />3. The proposed major modification is compatible with <br />previously developed properties in the vicinity <br />and the natural, topographic features of the site: <br /> <br />The overall project site is essentially flat and <br />is located in an area of existing and planned <br />residential development. <br /> <br />The proposed modification will have no effect on <br />the project's compatibility with the area. <br /> <br />4. The grading associated with the major modification <br />takes into account environmental characteristics <br />and is designed in keeping with the best <br />engineering practices to avoid erosion, slides, or <br />flooding to have as minimal an effect upon the <br />environment as possible. <br /> <br />The site would be completely graded for the houses <br />of this development in conformance with the <br />approved grading plan for the final map. Existing <br />grading would accommodate the secondary accessory <br />structures associate with the modification. <br /> <br />5. Adequate public safety measures have been <br />incorporated into the design of the plan: <br />
