<br />Resolution No. PC-95-52 <br />Page 3 <br /> <br />The potential accessory structures facilitated by <br />this modification would be constructed in <br />conformance with the City's building and fire <br />codes. No public safety issues are created by the <br />proposed PUD modification. <br /> <br />6. The proposed modification conforms to the purposes <br />of the PUD District: <br /> <br />The proposed modification implements the purposes <br />of the PUD Ordinance by providing the means to 12 <br />future homeowners within this development to <br />construct potential accessory structures or <br />possible building additions of a size similar to <br />those on adjacent lots. <br /> <br />WHEREAS, the Planning Commission determined that the <br />modification to the PUD is appropriate. <br /> <br />NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF PLEASANTON <br />RESOLVES THE FOLLOWING: <br /> <br />Section 1. Recommends approval of Case PUD-92-01-1M, the <br />application of New Cities Development Group for a major <br />modification to the previously approved 40-10t Walnut <br />Glen Estates subdivision approved PUD development plan <br />and design guidelines to increase the maximum floor <br />area ratio on specific lots by 5%, and to reduce the <br />required combined sideyards on one lot from 30 feet to <br />20 feet, subject to the conditions shown on Exhibit <br />"B," attached hereto and made part of this case by <br />reference. <br /> <br />Section 2.
