PLANNING COMMISSION CITY OF PLEASANTON

ALAMEDA COUNTY, CALIFORNIA

RESOLUTION NO. PC-95-52

RESOLUTION RECOMMENDING APPROVAL OF A MAJOR MODIFICATION TO
AN APPROVED PLANNED UNIT DEVELOPMENT AS FILED UNDER CASE
PUD-92-01-1M (NEW CITIES DEVELOPMENT GROUP)

WHEREAS, New Cities Development Group has applied for a major
modification to the previously approved 40-10t Walnut
Glen Estates subdivision approved PUD development plan
and design guidelines to increase the maximum floor
area ratio on specific lots by 5%, and to reduce the
required combined sideyards on one lot from 30 feet to
20 feet; and

WHEREAS, zoning for the property is PUD (Planned Unit
Development) - LDR (Low Density Residential) District;
and

WHEREAS, at their duly noticed public hearing of August 9, 1995,
the Planning Commission considered all public
testimony, relevant exhibits and recommendations of the
City staff concerning this application; and

WHEREAS, the PUD modification request is covered by the
Environmental Impact Report approved by the City
Council for the Stoneridge Drive Specific Plan; and

WHEREAS, the Planning Commission made the following PUD findings
for the proposed major modification:

1. The modification to the approved development plan
is in the best interests of the public health,
safety, and general welfare:

The proposed modification would slightly increase
the maximum floor area ratio on 12 -- 30% -- of
the 40 lots covered by the approved PUD
development plan for this development.

The proposed increase, from 25% to 30% on 4 lots
and from 30% to 35% on 8 lots, would allow floor
area ratios that would still be from 5% to 10%
less than a comparable R-l-l0,000 or R-1-20,000
development.

Except for Lot 5, previously approved building
setbacks would be maintained by the structures
allowed by this modification.
