<br />PLANNING COMMISSION CITY OF PLEASANTON <br /> <br />ALAMEDA COUNTY, CALIFORNIA <br /> <br />RESOLUTION NO. PC-95-52 <br /> <br />RESOLUTION RECOMMENDING APPROVAL OF A MAJOR MODIFICATION TO <br />AN APPROVED PLANNED UNIT DEVELOPMENT AS FILED UNDER CASE <br />PUD-92-01-1M (NEW CITIES DEVELOPMENT GROUP) <br /> <br />WHEREAS, New Cities Development Group has applied for a major <br />modification to the previously approved 40-10t Walnut <br />Glen Estates subdivision approved PUD development plan <br />and design guidelines to increase the maximum floor <br />area ratio on specific lots by 5%, and to reduce the <br />required combined sideyards on one lot from 30 feet to <br />20 feet; and <br /> <br />WHEREAS, zoning for the property is PUD (Planned Unit <br />Development) - LDR (Low Density Residential) District; <br />and <br /> <br />WHEREAS, at their duly noticed public hearing of August 9, 1995, <br />the Planning Commission considered all public <br />testimony, relevant exhibits and recommendations of the <br />City staff concerning this application; and <br /> <br />WHEREAS, the PUD modification request is covered by the <br />Environmental Impact Report approved by the City <br />Council for the Stoneridge Drive Specific Plan; and <br /> <br />WHEREAS, the Planning Commission made the following PUD findings <br />for the proposed major modification: <br /> <br />1. The modification to the approved development plan <br />is in the best interests of the public health, <br />safety, and general welfare: <br /> <br />The proposed modification would slightly increase <br />the maximum floor area ratio on 12 -- 30% -- of <br />the 40 lots covered by the approved PUD <br />development plan for this development. <br /> <br />The proposed increase, from 25% to 30% on 4 lots <br />and from 30% to 35% on 8 lots, would allow floor <br />area ratios that would still be from 5% to 10% <br />less than a comparable R-l-l0,000 or R-1-20,000 <br />development. <br /> <br />Except for Lot 5, previously approved building <br />setbacks would be maintained by the structures <br />allowed by this modification. <br />
