<br />Resolution No. PC-95-48 <br />Page 5 <br /> <br />6. The applicant shall stripe the twelve parking spaces at the <br />front of the site to City standard dimensions prior to the <br />commencement of operation of the business or within 30 days of <br />this approval, whichever comes first. <br /> <br />7. The property owner shall grant to the City of Pleasanton, for <br />the Vineyard Sewer Extension Project, a permanent 15 foot wide <br />public service easement and a temporary 50 foot wide <br />construction easement within the future Del Valle Parkway <br />right-of-way. After 30 days notice by the City, the <br />applicants shall relocate their supplies out of the <br />construction area of the Vineyard Sewer extension project. <br />The applicants shall maintain a 20 ft. wide emergency vehicle <br />access drive on the remainder of the lot during the <br />construction period. <br /> <br />8. <br /> <br />The applicant/property <br />property on which the <br />constructed free of any <br /> <br />owner shall keep the portion <br />future Del Valle Parkway will <br />permanent structures. <br /> <br />of <br />be <br /> <br />9. The applicant and/or property owner shall install landscaping <br />and irrigation within the existing planter areas in the front <br />of the site. The applicant/property owner shall also install <br />landscaping and irrigation within the existing Stanley <br />Boulevard planter strip in front of the subject property. The <br />landscaping shall match the landscaping to be installed within <br />the Stanley Boulevard planter strip in front the adj acent <br />parcel to the east (Irby property) A landscape and <br />irrigation plan shall be submitted to the Planning Director <br />for review and approval prior to installation of the <br />landscaping. The landscaping shall be installed within 60 <br />days of use permit approval. The applicant/owner shall enter <br />into an agreement with the City, approved by the City <br />Attorney, which guarantees that the required landscaping will <br />be maintained at all times in a healthful, attractive and weed <br />free manner. <br /> <br />11. The applicant shall be responsible for cleaning any spills of <br />concrete, soil, etc. on Stanley Boulevard, whether resulting <br />from employees and/or customers of this facility, on a daily <br />basis at the end of each business day. If wet concrete is <br />spilled, the applicant shall be responsible for removing the <br />concrete immediately. <br />
