Automobile repairs, servicing, or washing shall not be <br />conducted on the site. <br /> <br />14. The applicant shall maintain at all times at least a 20 ft. <br />wide portion of the central drive aisle clear of parked or <br />stored vehicles, machinery, accessory structures, storage <br />containers, and materials for the purpose of maintaining <br />emergency vehicle access. <br /> <br />15. The applicants shall replace, as necessary, any broken redwood <br />slats in the property line fence. In addition, the applicants <br />shall remove, as necessary, any graffiti from the fence. <br /> <br />16. The entire site shall be maintained in weed and litter free <br />manner at all times. The applicants shall mow weeds annually, <br />or sooner, as required by the Fire Marshall. <br /> <br />17. All on-site lighting shall be maintained in such a manner that <br />glare is directed away from surrounding properties and rights- <br />of-way. <br /> <br />18. The applicant shall obtain all other applicable City permits <br />for the use within 30 days of use permit approval. <br /> <br />19. Other than retail customers vehicles, all employee and <br />delivery vehicles shall be parked/stored behind the front <br />fence. <br /> <br />20. All loading/unloading of supplies shall occur behind the front <br />fence. At no time shall any delivery vehicles be parked or <br />stored within the Stanley Boulevard right-of-way. <br /> <br />21. The proposed free-standing sign shall be mounted on posts with <br />a total height of 6 ft. rather than the 8 ft. height shown on <br />the plan. This sign shall be painted a white color with green <br />lettering, unless the applicant submits revised colors for the <br />review and approval by the Planning Director. <br /> <br />22. The applicant shall provide written instructions, subject to <br />the review and approval by the Planning Director, or a copy of <br />a brochure provided by the City to the customers renting the <br />concrete trailers about the proper procedures for cleaning <br />these trailers and the disposal of the cleaning water. It <br />shall be stressed that it is illegal to dump concrete or wash <br />water into the storm drain system. If the trailers are <br />cleaned on the site, all cleaning shall be completed in the <br />designated concrete wash pits. <br />{end} <br />
