The proposed use shall conform substantially to the site plan and written narrative <br />Exhibit "A", dated "Received May 6, 1995", on file with the Planning Department, <br />except as modified by these conditions. Minor changes to the plans may be allowed <br />subject to the approval of the Planning Director if found to be in substantial conformance <br />to the approved exhibits. <br /> <br />2. Within one year after the effective approval date of this use permit, the applicant shall <br />notify the Planning Director in writing as to whether the subject business will remain on <br />the site longer than one year. If the business is to remain on the site longer than one <br />year, the following shall be done: <br /> <br />a.) An improvement plan showing the installation of sidewalk along the Old Santa <br />Rita frontage, the installation of parking area paving and striping, the installation of <br />paving under the outdoor storage area, and the installation of a storm water run-off clean- <br />up device (an oil and water separator with storm drainage or a landscape buffer strip) <br />shall be submitted to the Planning Director and City Engineer for review and approval. <br /> <br />b.) The property owner shall dedicate the right-of-way necessary for the installation <br />of a separated sidewalk along Old Santa Rita Road. <br /> <br />c.) All of the required improvements listed in 2.a above shall be installed and the <br />required property dedication defined in 2.b above shall be completed within eighteen <br />months of the effective date of this approval to the satisfaction of the Planning Director <br />and City Engineer. <br /> <br />3. The applicant shall obtain all building, fire, hazardous materials, or any other applicable <br />City permits for the use prior to operation. <br /> <br />4. Stored vehicles shall be parked or stored within either the designated outdoor or indoor <br />storage areas at all times for a period not to exceed 45 days. No vehicles shall be parked <br />on the public street. <br /> <br />5. If additional activities beyond that approved by the Planning Commission are desired, <br />prior City review and approval is required. Such modifications shall be submitted to the <br />Planning Director, who shall refer the matter to the Planning Commission if judged to <br />be substantial. <br />
