That if, at any time in the future, it is determined by the Planning Director that noise, <br />emissions, drainage, litter, storage, parking, traffic, or other issues associated with the <br />proposed use are having adverse effects on surrounding uses or the City in general, this <br />matter can be submitted, at the discretion on the Planning Director, to the Planning <br />Commission for their subsequent review at a public hearing. If necessary, the <br />Commission may modify or add conditions of approval to mitigate such impacts, or may <br />revoke said use permit. <br /> <br />7. The hours of operation shall be limited to 9:00 a.m. to 6:00 p.m., Monday through <br />Saturday. A limited number of night-time tow truck deliveries (up to five per month) <br />is permitted. However, should complaints be received regarding the night-time tow truck <br />deliveries, these deliveries shall cease. <br /> <br />8. If signing for the site is desired, a comprehensive signing program shall be submitted to <br />the Planning Director for consideration under separate application. <br /> <br />9. A one to two inch gravel base shall be installed for the outdoor storage area prior to the <br />commencement of outdoor storage activities. <br /> <br />10. The applicant shall be responsible for ensuring that no vehicles leak any fluid while <br />stored on the site. Should any leakage occur, the fluid shall be immediately cleaned-up <br />by the applicant. <br /> <br />{end} <br />
