The colors of the building shall be submitted to and approved <br />by the Planning Director prior to the issuance of a building <br />permit. Colors shall be consistent with approved colors and <br />shall match those of the existing building. Approved colors <br />shall be stated on the plans submitted for issuance of <br />building permits. <br /> <br />9. Prior to the issuance of building permits, the site plan shall <br />be modified to reflect the following: <br /> <br />a. A 10' by 10' area shall be striped to prohibit parking <br />and obstruction by the double gate at the back of the <br />center adjacent to the on-site parking spaces. This gate <br />must be kept unobstructed at all times for emergency <br />egress. <br /> <br />b. <br /> <br />The applicants shall work with the Building <br />Departments to establish a preferred system <br />exits from the play areas. This system <br />incorporating gates in the fence at <br />Road/Golden Road corner of the property. <br /> <br />and Planning <br />of emergency <br />may include <br />the Hopyard <br /> <br />10. Prior to the issuance of building permits, the fencing plan <br />shall be modified to reflect the following: <br /> <br />a. All fencing proposed within the front yard within <br />approximately 102 feet of the southerly property line <br />shall be black vinyl-clad chain link not exceeding four <br />feet in height. The fencing proposed in the front yard <br />northerly of the black vinyl-clad fence and extending <br />easterly to connect to the existing side yard fence shall <br />be six-foot slatted chain link fencing. <br /> <br />b. The front pedestrian gate and driveway gate shall be of <br />black wrought iron to match the black chain link fencing <br />and shall not exceed 48 inches (four feet) in height as <br />measured from the lowest point of grade. <br /> <br />c. All gates providing emergency egress must be provided <br />with panic hardware as indicated in the Uniform Building <br />Code and Uniform Fire Code and as approved by the City <br />Building Official. <br /> <br />11. Prior to the issuance of building permits, the elevations <br />shall be modified to show vertical siding with "fish-scale" <br />ends under the gables of the new building, similar to that of <br />the existing structure. <br />
