A final landscape plan and irrigation plan shall be submitted <br />to and approved by Planning Director as part of the building <br />permit plan set prior to issuance of an on-site permit. Said <br />landscape plan shall be consistent with the approved landscape <br />plan plus any conditions of approval, and shall be detailed in <br />terms of species, location, size, quantities, and spacing. <br />Said landscape plan shall include the following: <br /> <br />a. Two additional shade tree species of a minimum lS gallon <br />size shall be installed in the front play yards to <br />provide shade during the summer months. <br /> <br />b. Dense, fast-growing shrubs shall be installed in the five <br />foot setback between the front yard fence and the <br />sidewalk. Preferably, these shrubs should be of a <br />drought resistant, low maintenance, evergreen species and <br />installed at a minimum of three feet on-center, or as <br />otherwise prescribed by the City's landscape architect to <br />achieve a continuous hedge. <br /> <br />c. Additional shrubs shall be installed between the existing <br />fencing and the parking area and between the new fencing <br />at the corner and the sidewalk. Preferably, these shrubs <br />should be of a drought resistant, low maintenance, <br />evergreen species and installed at a minimum of three <br />feet on-center, or as otherwise prescribed by the City's <br />landscape architect to provide a relatively continuous <br />vegetative screen. <br /> <br />d. The ten foot wide landscape strip between the new <br />structure and the sidewalk shall be appropriately re- <br />landscaped after construction with shrubs and other plant <br />material such as groundcovers and annual color as desired <br />by the applicant. All plant materials should be of a <br />drought resistant, low maintenance species. <br /> <br />13 . <br /> <br />All trees used in landscaping shall be a minimum of 15 <br />in size and all shrubs a minimum of 5 gallons, <br />otherwise shown on the approved landscape plan. <br /> <br />gallons <br />unless <br /> <br />14. The developer shall enter into an agreement with the City, <br />approved by the City Attorney, which guarantees that all <br />landscaping and open space areas included in this project will <br />be maintained at all times in a manner consistent with the <br />approved landscape plan for this development. Said agreement <br />shall run with the land for the duration of the existence of <br />the structures located on the subject property. <br />
