Staffhas not received any additional verbal or written comments pertaining to the proposed <br />project as of the time the City Council staff report was written. <br /> <br />PUD DEVELOPMENT PLAN FINDINGS <br /> <br />The Pleasanton Municipal Code sets forth the purposes of the Planned Unit Development (PUD) <br />District and the considerations to be addressed in reviewing a PUD development plan proposal or <br />modifications of an approved development plan. Because the proposal would further detail the <br />previously approved design guidelines, would change review procedures of the future house de- <br />signs, but would not change density, lotting design, etc., staff believes that the proposed modifi- <br />cation would be covered by the previously approved development plan findings. Copies of the <br />previously approved PUD development plan findings are attached. <br /> <br />FISCAL IMPACT <br /> <br />Fiscal impacts to the City, e.g., increased costs for services, would be negligible. Benefits would <br />be shortened processing times for the design applications. By reducing processing times, the <br />owners' development costs for their homes, e.g., carrying costs for the land, construction financ- <br />ing, design/redesign fees, etc., would be potentially reduced. <br /> <br />CITY COUNCIL OPTIONS <br /> <br />The City Council has the following options pertaining to this application: <br /> <br />1. Approve the proposed design guidelines and approve the modified design review <br /> procedures: <br /> <br /> With this option, the custom home designs for the Mariposa Ranch development would be <br /> governed by the new design guidelines, and the design applications for these homes would <br /> be subject to the approval of the Planning Director/Zoning Administrator. Staff believes <br /> that the proposed modification would achieve a high level of design quality for these <br /> homes in an efficient and expedient time frame. Under this option, the City Council can <br /> approve the proposal as recommended or make any changes that it may determine to be <br /> necessary. <br /> <br />2. Approve the proposed design guidelines but deny the modified design review proce- <br /> dures: <br /> <br /> With this option, the custom home designs for the Mariposa Ranch development would be <br /> governed by the new design guidelines, but the design review applications would be sub- <br /> ject to review and approval by the Planning Commission at a public hearing.
