of Building Inspection prior to the issuance of a final building permit. During <br /> construction, the building developer shall mark all trash disposal bins "trash mate- <br /> rials only" and all recycling bins "recycling materials only". The building devel- <br /> oper shall contact Pleasanton Garbage Service for all waste disposal. Only that <br /> portion of trash and recycling waste refused by Pleasanton Garbage Service shall <br /> be disposed of or diverted by another trash/recycling company. <br /> <br /> 8. The building developer(s) are encouraged to utilize green building practices in <br /> constructing the new homes covered by these design guidelines. Before issuance <br /> of building permits, the building developer shall submit to City staff the green <br /> building provisions that would be incorporated in the proposed construction, and <br /> shall then meet with City staff to review these provisions. The project developer <br /> shall modify the proposed measures if, following this review, there are other, <br /> more effective measures which can feasibly be done for comparable cost as those <br /> initially proposed. Prior to construction, the final list of green building measures <br /> shall be reviewed by the Planning Director. <br /> <br /> 9. If roof-mounted photovoltaic systems are not part of the initial home construction, <br /> the building developer(s) are encouraged to implement the following measures <br /> with the construction of the homes covered by these design guidelines so that the <br /> photo-voltaic systems may be installed in the future: <br /> <br /> a. Electrical conduit and cable shall be installed from the roof/attic areas to <br /> the buildings' main electrical panels. <br /> <br /> b. Roof trusses shall be engineered to handle an additional load of five <br /> pounds per square foot beyond that of the anticipated for roofing. <br /> <br /> c. An area shall be provided near the electrical panel for the "inverter" re- <br /> quired to convert the direct current output from the photovoltaic panels to <br /> alternating current. <br /> <br /> d. A bi-directional electrical meter shall be installed. <br /> <br /> e. Trellis-covered arbors and/or porches up to a height of 15 feet supporting <br /> photovoltaic panels shall be exempt from the City's Administrative De* <br /> sign Review procedures. Design review at the Planning staff level and <br /> building/electrical permits would still be required. <br /> <br /> If implemented, the photovoltaic installation shall be shown on the building per- <br /> mit plan set submitted to the Planning Director for review and approval before is- <br /> suance of a building permit. The project developer shall provide to the future <br /> homebuyers the necessary information delineating the means by which photo- <br /> voltaic panels can be applied to the roofs of the structures covered by this ap- <br /> proval.
