The significant interest shown in the lots sales and pending sales is the impetus for the appli- <br />cants' request in that the 34 custom homes will be submitted consecutively, creating a significant <br />review process. The applicant believes that the proposed design guidelines would streamline the <br />review process based on the Zoning Administrator's review and approval, and that the design <br />standards would be more clearly communicated to the lot buyers. <br /> <br />SITE DESCRIPTION <br /> <br />The subject site is located adjacent to the fairways of the Callippe Preserve Golf Course in the <br />Happy Valley Specific Plan area. Lots 1 through 10 are reached from Westbridge Lane, Lots 11 <br />through 33 are reached from Clubhouse Drive, and Lot 34 is reached from an internal driveway <br />through the golf course. Lots "A" through "C" belong to the Manning, Jensen, and Jordan fami- <br />lies, the previous owners of the golf course property, and would be the sites for their homes. <br /> <br />PROJECT DESCRIPTION <br /> <br />The applicants propose to: <br /> <br />1. Further develop the previously approved guidelines - ten pages of type-written text - into <br /> two volumes with extensive diagrams, photographs, and drawings to provide clear, con- <br /> cise direction of the individual sites' constraints and opportunities and of the four architec- <br /> tural types proposed for the Mariposa Ranch development. These styles include "Crafts- <br /> man", "Ranch Hacienda", "Prairie/Carmel", and "Western Farmhouse". <br /> <br />2. Delegate the design review approval for these homes to the Zoning Administrator follow- <br /> ing standard City procedures, with additional procedures pertaining to the notification <br /> provided to the Planning Commission. <br /> <br />As a result of the Planning Commission's recommendation, the proposed project now includes <br />the following conditioned items: <br /> <br />1. The sides of the structures facing the golf course fairways should be designed to address <br /> safety issues that might arise from the proximity of the golf course, e.g., using tempered <br /> glass in the windows that may be hit by golf balls. <br /> <br />2. Roof-mounted photovoltaic systems should be physically and visually integrated with the <br /> structure's roof materials and design, e.g., surface mounted, low profile, etc. <br /> <br />3. Tree planting for the golf course homes should be increased to one tree per 750 square feet <br /> of lot area. <br /> <br />4.
