Introduce the draft ordinance approving Case PUD-98-16-3M subject to Exhibit <br /> "B", Draft Conditions of Approval. <br /> <br />SUMMARY: <br /> <br /> The proposed modification further develops the design guidelines for the custom homes of <br /> the Callippe Preserve Golf Course development into two complete, detailed volumes for <br /> the lots and for the four design styles that the home designs would follow. The modifica- <br /> tion would also delegate the design review approval of the custom home designs to the <br /> Planning Director/Zoning Administrator following the procedures set forth in the Munici- <br /> pal Code and with added procedures to notify the Planning Commission and public. The <br /> three aspects of the proposal - Design Guidelines, Review Procedures, and Planning <br /> Commission Notification - would work together to secure a high level of design quality <br /> for these homes in an expedient and efficient manner. <br /> <br />Honorable Mayor and Members of the City Council: <br /> <br />BACKGROUND <br /> <br />On August 28, 2002, the Planning Commission approved Vesting Tentative Subdivision Map <br />7372 along with the Final Residential Architectural Development Standards and Design Guide- <br />lines for the Mariposa Ranch at the Callippe Preserve Golf Course development. Mariposa <br />Ranch includes 34 custom residential lots and three estate lots facing Pleasanton's Callippe Pre- <br />serve Golf Course, which are part of the overall golf course/residential development. Four cus- <br />tom lots have been sold and several others have pending purchase contracts. <br /> <br />Black Mountain Development is the turnkey developer of these homes and has engaged the firm <br />of Loving & Campos Architects to help the project meet the design considerations of the original <br />approvals. The applicant has expanded the approved guidelines into a composite of examples of <br />architectural style, materials, and colors effectively describing the goals of the original approvals. <br />As stipulated by the PUD conditions of approval, the houses on these lots are to be designed in <br />accordance with the design guidelines and are to be reviewed and approved by the Planning <br />Commission at a public hearing. <br /> <br /> SR 05:092 <br />Page 2 of 8 <br /> <br /> <br />
