<br />Resolution No. PC-95-30 <br />Page 7 <br /> <br />Parcels A and B. Said funds shall cover improvements as deemed <br />necessary by the City Engineer. <br /> <br />l6. The applicant shall record in the CC&R's for this project a <br />statement disclosing that the easterly fenceline and a portion of <br />the driveway for the residence at 204 Kottinger Drive encroaches <br />into the subject property. In addition, prior to recordation of <br />any final parcel map, a statement from the property owner of 204 <br />Kottinger Drive shall be recorded to the effect that said owner <br />lays no claim to this strip of land and that no prescriptive <br />rights action will be filed for this land. Alternatively, the <br />applicant may relocate the fence to the property line. <br /> <br />Landscapina and Tree Preservation <br /> <br />17. A final landscape plan and irrigation plan shall be submitted to <br />and approved by Planning Director as part of the building permit <br />plan set prior to issuance of an on-site permit. said landscape <br />plan shall be consistent with the approved landscape plan plus <br />any conditions of approval, and shall be detailed in terms of <br />species, location, size, quantities, and spacing. Said landscape <br />plan shall include the following: <br /> <br />a. The four existing oak trees and the existing locust tree on <br />the property shall be retained. <br /> <br />b. The area between the driveway and the eastern property line <br />shall be planted completely with shrubs and groundcover. <br /> <br />c. At least one more shrub specie, which grows to a height <br />greater than three feet, shall be added to the plant <br />palette. This specie should be used along fencelines to <br />help screen them and along buildings as a softening effect. <br /> <br />d. The ice plant shall be replaced with a more suitable <br />groundcover. <br /> <br />18. The applicant shall provide separate automatic irrigation systems <br />for the each parcel for the on-site landscaping. <br /> <br />19. All trees used in landscaping be a minimum of 15 gallons in size <br />and all shrubs a minimum of 5 gallons, unless otherwise shown on <br />the approved landscape plan. <br /> <br />20. The developer shall provide root control barriers and four inch <br />perforated pipes for trees in planting areas less than ten feet <br />in width, as determined necessary by the Planning Director at the <br />time of review of the final landscape plans. <br />
