The applicant shall submit to the Staff Review Board for its <br />review and action a tentative parcel map application for the <br />subdivision of this 10,474 square foot site into two parcels. <br /> <br />ll. The developer shall record at the time of recordation of the <br />final map for the proposed two lot subdivision of the 10,474 <br />square foot lot reciprocal access, parking, and utility easements <br />with maintenance and repair responsibilities clearly defined <br />among all (future) parcels unless otherwise approved by the <br />planning Director. <br /> <br />12. Prior to or concurrently with recordation of any final parcel map <br />for this proposed two lot sUbdivision of this 10,474 square foot <br />lot, the property-owner shall dedicate for street right-of-way <br />purposes approximately five (5) feet of right-of-way and an eight <br />(8) feet wide public service easement along the Kottinger Drive <br />frontage of Parcels A and B. <br /> <br />13. Prior to or concurrently with recordation of any final parcel map <br />for this proposed two lot subdivision of this 10,474 square foot <br />lot, the property-owners/developers of Parcels A and B shall <br />submit to the city Engineer the necessary funds estimated at <br />$5,145 for the required street improvements along the Kottinger <br />Drive frontage of Parcels A and B. Said funds shall cover right- <br />of-way improvements as deemed necessary by the City Engineer <br />which include, but are not limited to: <br /> <br />a. Right-of-way clearing and disposal; <br />b. utility relocations; <br />c. Rough and fine grading as required; <br />d. A five feet wide monolithic curb, gutter, and sidewalk; <br />e. New structural pavement; <br />f. Additional pavement work as required; and <br />g. A temporary sidewalk transition at the eastern property <br />line. <br /> <br />14. Prior to or concurrently with recordation of any final parcel map <br />for this proposed two lot subdivision of this 10,474 square foot <br />lot, the property-owner/developer of Parcels A and B shall submit <br />to the city Engineer the necessary pro-rata share fee of $3,043 <br />for the required storm drain improvements along the Kottinger <br />Drive frontage of Parcels A and B. Said funds shall cover <br />improvements as deemed necessary by the city Engineer. <br /> <br />15. Prior to or concurrently with recordation of any final parcel map <br />for this proposed two lot subdivision of this 10,474 square foot <br />lot, the property-owner/developer of Parcels A and B shall submit <br />to the city Engineer the necessary fee of $3,675 for the required <br />joint trench improvements along the Kottinger Drive frontage of <br /> <br />. <br />
