<br />Resolution No. PC-95-30 <br />Page 5 <br /> <br />EXHIBIT B <br />Conditions of Approval <br />Case PUD-95-01 <br /> <br />1. Development shall be substantially as shown on the development <br />plans, Exhibit "A", dated "Received May 19, 1995" on file with <br />the Planning Department, except as modified by the following <br />conditions. Minor changes to the plans may be allowed sUbject to <br />the approval of the Planning Director if found to be in <br />substantial conformance to the approved exhibits. <br /> <br />2. All conditions of Cases Z-94-28, V-94-07, and MS-94-09 shall <br />remain in full force and effect, unless otherwise explicitly <br />modified or deleted by these conditions. Condition #2 of Z-94- <br />28/V-94-07 is superseded with approval of this PUD. <br /> <br />Operational Conditions <br /> <br />3. This PUD shall be subject to the uses of the RM-4, 000 zoning <br />district. <br /> <br />4. The developer shall prepare fencing plans and development <br />standards for inclusion within the CC&R's for decks, patio <br />covers, pools, and other accessory structures for review and <br />approval by the Planning Director prior to approval of a final <br />map. Said standards shall limit such structures in such a way as <br />to ensure adequate open space in rear/side yards while allowing <br />reasonable use of accessory structures. <br /> <br />5. The applicant shall install a 3 foot high picket fence in the <br />front yard of Parcel B to separate the yard from the adjacent <br />driveway. <br /> <br />6. No building additions shall be allowed for either unit or garage. <br /> <br />7. The CC&R's for the project shall prohibit the parking of boats, <br />campers, and trailers on site. <br /> <br />8. The CC&R's for the project shall prohibit parking any vehicles in <br />the driveway. All vehicles must be parked in the garages or on <br />the street in areas designated for pUblic parking. <br /> <br />proiect Specific Conditions <br /> <br />9. Prior to the recordation of tentative parcel map no. 6808 or any <br />future subdivision map for this property, the westerly property <br />line on the final map shall be shifted two feet to the west to <br />reflect the approved site plan for PUD-95-1 showing a side yard <br />setback of ten feet. This westerly shift is in addition to the <br />one additional foot required by the conditions of approval of MS- <br />94-09 (tentative parcel map no. 6808). <br />
