Resolution No. PC-95-30
Page 2

levels do not, and are not expected to exceed
General Plan noise standards of 60 dB Ldn for the
rear yards.

3.

The plan is compatible with previously
properties in the vicinity and the
topographic features of the site.

developed
natural,

As proposed, only minimal grading as been needed to
accommodate the construction of the second unit.
The property is fairly flat and the new unit is
substantially at the same elevation as existing
homes on the adjacent lots.

4. The grading takes into account environmental
characteristics and is designed in keeping with the
best engineering practices to avoid erosion,
slides, or flooding to have as minimal an effect
upon the environment as possible.

The site is fairly level and does not require
extensive grading. Detailed grading and drainage
plans were required in conjunction with the
issuance of building permits. Drainage on the site
has been planned to travel toward the street, where
storm water run-off will be collected in the
existing curb and drain system.

5.

The streets
located to
landscape.

and buildings have been designed and
complement the natural terrain and

The subject property is an in-fill site with an
existing residential unit that is remain relatively
unchanged, except for necessary upgrades to older
plumbing, wiring, etc. The shared driveway is wide
enough to accommodate the few number of cars and
trips expected from this type of residential
development. Conditions prohibiting parking in the
driveway (through easements and CC&Rs), will help
to ensure that the driveway is for use at all times
by all parties. The new home has been designed in
a style somewhat similar to the older homes in the
area. The landscaping is intended to complement
the area.

6. The adequate public safety measures have been
incorporated into the design of the plan.
