<br />PLANNING COMMISSION OF THE CITY OF PLEASANTON <br /> <br />ALAMEDA COUNTY, CALIFORNIA <br /> <br />RESOLUTION NO. PC-95-30 <br /> <br />RESOLUTION RECOMMENDING APPROVAL OF CASE PUD-9S-01, THE <br />APPLICATION OF PARVIZ GHORBANI <br /> <br />WHEREAS, Parvis Ghorbani has applied for planned unit development <br />rezoning to PUD-HDR (PUD-High Density Residential) and <br />development plan approval to create two separate lots <br />from an existing lO,474 square foot lot with two single- <br />family homes located at 194 and 196 Kottinger Drive; and <br /> <br />WHEREAS, zoning for the property is RM-2,500; and <br /> <br />WHEREAS, at their duly noticed public hearing of May 24, 1995, the <br />Planning Commission, considered all public testimony, <br />relevant exhibits, and recommendations of the City staff <br />concerning this application; and <br /> <br />WHEREAS, the Planning commission made the following findings: <br /> <br />1. The plan is in the best interests of the public <br />health, safety, and general welfare. <br /> <br />The proposed PUD plan, as conditioned, meets all <br />applicable City standards concerning public health, <br />safety, and welfare (e.g. adequate emergency <br />vehicle access, not within a geologic or flood <br />hazard zone, and improved area circulation due to <br />required street improvements). The proposed <br />development is consistent with the adjacent land <br />uses, as well as the general plan land use <br />designation for this site (High Density <br />Residential), and would result in a development <br />consistent with the existing scale and character of <br />the area. <br /> <br />2. The plan is consistent with the City's General <br />Plan. <br /> <br />The proposed PUD project, as conditioned, conforms <br />to the General Plan standards for density and site <br />development. At a density of 8 dwelling units per <br />acre, the project is within the acceptable range <br />for PUD - HDR (High Density Residential) of 8+ <br />dwelling units per acre. other general plan <br />policies have been met: development outside 100 <br />year flood zone areas, development on stable soils, <br />preserving the character of existing neighborhoods, <br />development of in-fill housing, and densities <br />consistent with surrounding properties.
