<br />information. The architectural design of this building shall be submitted for the review and <br />approval by the Planning Commission prior to the issuance of a building permit. The <br />building shall be designed to complement the Chevys building in terms of architectural <br />style, materials, and colors. <br /> <br />6. No restaurant use may locate in the future retaiVcommercial building shown on the <br />attached plans, unless a finding is made at the discretion of the Planning Director that <br />sufficient off-street parking will exist to accommodate the proposed use and that traffic <br />will not impact North Pleasanton street intersections. In order to review whether this <br />finding can be made, a parking and traffic study of the existing and proposed uses on the <br />site shall be prepared at the expense of the owner of the center. <br /> <br />7. The applicants shall obtain all building and other applicable City permits for the project <br />prior to the commencement of construction. <br /> <br />8. All relevant conditions ofPUD-85-8-4D and PUD-85-8-4D-IM shall remain in full force <br />and effect. <br /> <br />9. Final inspection by the Planning Department is required prior to occupancy. <br /> <br />10. The developer shall pay any and all fees to which the property may be subject prior to <br />issuance of building permits. The type and amount of the fees shall be those in effect at <br />the time the building permit(s) is issued. <br /> <br />11. All ducts, meters, air conditioning equipment, and any other mechanical equipment shall <br />be entirely screened from all view by the existing parapet wall. A plan showing all <br />equipment and how it will be effectively screened from view using the existing parapet <br />wall shall be shown on the plans submitted for issuance of a building permit. <br /> <br />12. All mechanical equipment shall be constructed in such a manner that noise emanating from <br />it will not be perceptible beyond the property plane of the subject property in a normal <br />environment for that zoning district. <br /> <br />13. Any damage to existing street improvements caused by the applicant and/or its contractors <br />during construction on the subject property shall be repaired to the satisfaction of the City <br />Engineer at full expense to the developer. This shall include slurry seal, overlay, or street <br />reconstruction if deemed warranted by the City Engineer. <br /> <br />14. The applicant's contractor(s) shall obtain an encroachment permit from the City Engineer <br />prior to moving any construction equipment onto the site. <br /> <br />15. All building and/or structural plans must comply with all codes and ordinances in effect <br />before the Building Department will issue permits. <br />
