<br />Exhibit B <br />Chevys Restaurant Expansion <br />5877 Owens Drive (Lot SID) <br />PUD 85-8-4D-2M <br />Planning Commission <br />April 26, 1995 <br /> <br />1. The proposed development shall conform substantially to the site plan, building elevations, <br />floor plan, grading plan, landscape plan, colorboard, and related materials, Exhibit A <br />(dated "Received" March 17, 1995), on file with the Planning Department, except as <br />modified by these conditions. Minor changes to the plans may be allowed subject to the <br />approval of the Planning Director iffound to be in substantial conformance with the <br />approved exhibits. <br /> <br />2. The proposed extension to the existing trash enclosure shall utilize metal gates or solid <br />wood and shall be covered with a roof structure similar in design to the roof on the <br />existing enclosure. This roof structure shall utilize the same exterior stucco finish as the <br />existing roof structure. The enclosure shall be designed to meet the requirements of the <br />Urban Clean Water Runoff Program, including the construction of asphalt berms around <br />the periphery of the enclosure and the installation of drains into the sanitary sewer system. <br />Trash containers shall be stored within the enclosure at all times, except when being <br />unloaded. A sign shall be posted prohibiting the dumping of hazardous materials into the <br />sanitary sewer. The applicant shall notil)' the Dublin-San Ramon Services District <br />(DSRSD) upon installation of the sanitary connection; a copy of this notification shall be <br />provided to the Planning Department. <br /> <br />3. The metal trim cap along the top of the building parapet wall shall be painted to match the <br />terra-cotta building accent color. The 3 foot high terra-cotta accent color and red and <br />green accent stripes shall not be painted on portions of the rear and northern side building <br />elevations that do not have architectural openings. On the north elevation, these accent <br />colors shall terminate approximately at the middle of the elevation at the end of the <br />windows and columns. On the rear elevation, only the patio area surround shall have <br />these accent colors painted. These changes shall be submitted for the review and approval <br />of the Planning Director prior to the issuance of a building permit. <br /> <br />4. A maximum 36" high non-illuminated wall-mounted sign may be installed on the north <br />elevation of the building. <br /> <br />5. Minor modifications to the configuration of the future retail building may be made subject <br />to the review and approval of the Planning Commission at the time of design review for <br />the retail building. The floor area of this retail/commercial building shall be limited to <br />12,300 square feet. A minor increase to this floor area limit may be approved at the time <br />of design review for the structure based on the proposed uses, design, and other relevant <br />
