A major modification to a PUD requires <br />much, if not all, of the same information and material as the original PUD. <br />When designing your second unit, please keep in mind the State limitations <br />on the size of a detached second unit. The City cannot approve a unit <br />which exceeds that stipulated by State law. <br /> <br />In addition to the studies and plans which you are required to provide for staff, <br />Planning Commission, and City Council evaluation of your proposal to construct <br />outside of the designated building envelope, the Commission and Council will <br />consider all public input and any neighborhood concerns which are presented in <br />writing or verbally prior to, or during, the public hearings. <br /> <br />I hope this letter clarifies for you the difference between a variance and a major <br />modification. I also hope that the requirements for filing the major modification <br />and the required studies needed to evaluate your proposal have been made clear. <br />Please understand that the process and submittal requirements described above <br />relate to your proposal to build outside of the designated building envelope on <br />your lot, and nQt to the second unit itself. <br /> <br />If you have any questions, please do not hesitate to call me at (510) 484 - 8027.
