<br />Resolution No. PC-9S-17 <br />Page 2 <br /> <br />Automobile and boat sales would be limited to <br />no more than 12 vehicles/boats per year per <br />business. In addition, the trade would be <br />limited to repaired vehicles/boats being sold <br />to recover work-costs and customized or <br />special-built vehicleS/boats constructed or <br />brokered by the business. <br /> <br />B. The proposed location of the conditional use and <br />the conditions under which it would be operated or <br />maintained will not be detrimental to the public <br />health, safety, or welfare, or materially injurious <br />to the properties or improvements in the vicinity. <br /> <br />Residential uses in the immediate area of the <br />project site include the Hacienda Gardens <br />apartments located on the intersection of old <br />Santa Rita Road with Santa Rita Road, and <br />miscellaneous single-family homes interspersed <br />along the east side of the street. Both the <br />apartment project and single-family homes are <br />buffered from the subject site by distance and <br />existing commercial uses. <br /> <br />For the mixed use nature of the overall <br />project, staff applied a parking ratio of one <br />parking space per 350 sq. ft., which equals a <br />maximum 64 parking spaces for the project I s <br />22,400 sq. ft. of gross building floor area; <br />67 parking full-size parking spaces are <br />provided, accessible from 25' wide driveway <br />aisles. Additionally, 12 to 14 parking spaces <br />are available on Old Santa Rita Road directly <br />in front of the 16 tenant spaces facing the <br />street. <br /> <br />In addition, the following measures would <br />assure the availability of on-site parking: <br />all work would be done within buildings, no <br />outdoor storage, a 48-hour parking limitation <br />on wrecked vehicles, and no outdoor washing or <br />steam-cleaning. <br /> <br />New and used materials, parts, paint, <br />cleaners, solvents, etc., are required to be <br />stored within the buildings on-site, and shall <br />be conducted according to the requirements of <br />the Pleasanton Fire Department. <br /> <br />. <br />
