PC-9S-17 <br /> <br />RESOLUTION APPROVING THE APPLICATION OF CASTLEWOOD PROPERTIES <br />FOR A MASTER CONDITIONAL USE PERMIT TO SEVERAL CATEGORIES OF <br />CONDITIONAL USES, AND FOR A CONDITIONAL USE PERMIT TO ALLOW A <br />NON-PROFIT FACILITY (TRI-VALLEY FELLOWSHIP), AS FILED UNDER <br />CASE UP-95-02 <br /> <br />WHEREAS, castlewood properties has applied for a master <br />conditional use permit to allow several categories of <br />conditional uses, and for a conditional use permit to <br />allow a non-profit facility (Tri-Valley FellOWship), in <br />three existing multi-tenant service commercial buildings <br />located at 3701, 3715, and 3723 Old Santa Rita Road; and <br /> <br />WHEREAS, zoning for the property is c-s (service Commercial) <br />District; and <br /> <br />WHEREAS, at their duly noticed public hearing of March 8, 1995, <br />the planning commission considered all public testimony, <br />relevant exhibits and recommendations of the city staff <br />concerning this application; and <br /> <br />WHEREAS, the Planning commission made the following findings: <br /> <br />A. The proposed location of the conditional use is in <br />accordance with the objectives of the zoning <br />ordinance and the purpose of the district in which <br />the site is located. <br /> <br />The subject property is zoned C-S (commercial <br />service) district which is intended to provi~e <br />sites for businesses typically not found ~n <br />shopping centers having little or no pedestrian <br />traffic. surrounding uses and businesses include <br />auto-related businesses: wrecking yard, <br />transmission shop, general automotive repair, etc., <br />service commercial uses: wholesaling and <br />warehousing, etc.; general building contractor and <br />SUb-contractors; and secondary businesses, e.g., a <br />coffee shop serving breakfast and lunch, supporting <br />the primary businesses. <br /> <br />The list of proposed uses would be similar in <br />character to the other service commercial <br />businesses being operated on the site and in <br />the surrounding area on old Santa Rita Road. <br /> <br />I <br />
