<br />Resolution No. PC-95-17 <br />Page 3 <br /> <br />All businesses would be required to comply <br />with the city's clean water runoff <br />requirements and with the applicable <br />requirements of the Uniform Building Code and <br />the Pleasanton Fire Code, and are required to <br />secure the appropriate city permits prior to <br />commencement. <br /> <br />The anticipated type and volume of traffic <br />to/from the project based on the proposed uses <br />would be, in the opinion of staff, compatible <br />with existing uses and traffic patterns on old <br />Santa Rita Road. <br /> <br />C. The proposed conditional use will comply with each <br />of the applicable provisions of this chapter. <br /> <br />By complying with the recommended conditions of <br />approval, the application would meet the criteria <br />for receiving a conditional use permit and would, <br />therefore, comply with the intent of the Zoning <br />Ordinance. <br /> <br />WHEREAS, projects of this nature are categorically exempt from the <br />requirements of the California Environmental Quality Act <br />(CEQA); and <br /> <br />WHEREAS, the Planning commission determined that the proposed <br />conditional use permit would provide several benefits to <br />both the City and the applicant. <br /> <br />NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF PLEASANTON <br />RESOLVES THE FOLLOWING: <br /> <br />Section 1. Approves Case UP-95-02, the application of Castlewood <br />Properties for a master conditional use permit to allow <br />several categories of conditional uses, and for a <br />conditional use permit to allow a non-prOfit facility <br />(Tri-Valley Fellowship), in three existing multi-tenant <br />service commercial buildings located at 3701, 3715, and <br />3723 Old Santa Rita Road, subject to the conditions shown <br />on Exhibit "B" attached hereto and made part of this case <br />by reference. <br /> <br />Section 2. This resolution shall become effective 15 days after <br />its passage and adoption unless appealed prior to that <br />time. <br /> <br />- <br />
