<br />Resolution No. PC-95-12 <br />Page 5 <br /> <br />13. The final map and improvement plans for POD N (or portion <br />thereof) shall indicate a 20 foot wide sanitary sewer line <br />easement across the golf course between Holes II and l2, <br />unless otherwise approved by the city Engineer. The <br />sanitary sewer line shall connect to the sanitary sewer line <br />in Ruby Hill Drive East through the open space area in POD <br />M. The location and number of manholes for this sewer line <br />shall be as determined by the city Engineer. <br /> <br />14. The final map and improvement plans shall indicate an access <br />easement from POD N across the golf course between Holes 11 <br />and 12 to Ruby Hill Drive East, unless otherwise approved by <br />the city Engineer. The exact location of this access <br />easement shall be determined by the City Engineer. This <br />access shall be of concrete, similar in design to the golf <br />cart paths throughout the golf course, and shall be designed <br />to support the weight of the City's flusher truck, to the <br />satisfaction of the city Engineer. The cart path/access <br />shall provide maintenance access to the sanitary sewer <br />manhole(s) located in the golf course. Maintenance of this <br />cart path shall be determined by the City Engineer and city <br />Attorney. <br /> <br />15. The final improvement plans and final grading plan shall <br />indicate a five foot wide sidewalk along one side of the <br />loop road in PODs N, Q, and U. Final improvement plans for <br />these PODS shall show street widths, street rights-of-way, <br />and cross-sections. <br /> <br />16. Prior to approval of any tentative and final maps for PODs <br />0, R, V, and W the applicant shall work with staff to <br />provide grading and drainage plans which are more sensitive <br />to the natural topography and which limits, to the greatest <br />extent possible, the need for long slope banks and benches. <br />Said plans may be achieved through the use of split-pad <br />lots, utilizing open space areas to absorb slope banks, etc. <br />All plans shall be to the satisfaction of the city Engineer <br />and Planning Director. <br /> <br />17. Prior to approval of any tentative map for PODs 0, R, V, and <br />W the Vallecitos Road entrance shall be reconfigured to <br />provide a minimum stacking distance of 200 feet from the <br />Vallecitos Road/Highway 84 right-of-way to the guard kiosk <br />and gate, unless the applicant can demonstrate through <br />additional traffic studies (based upon assumptions <br />acceptable to the city Engineer that a lesser stacking <br />distance will ameliorate concerns with stacking distances. <br /> <br />18. Prior to approval of any tentative map for PODs 0, R, V, and <br />W the applicant shall submit street cross-sections and <br />details for all streets in these PODs and for the Vallecitos <br />Road entrance. <br />
