<br />Resolution No. PC-95-l2 <br />Page 6 <br /> <br />19. Prior to approval of any tentative map for PODs 0, R, V, and <br />W the area immediately to the north of the Vallecitos Road <br />entrance shall be redesigned to incorporate the <br />relocation/recreation of a portion of the creek on the <br />southerly (upstream portion of the site). The creek area <br />shall lie between the Highway 84 alignment and Ruby Hill <br />Drive East north of the Vallecitos Road entrance and shall <br />include a detention/sedimentation basin. Ruby Hill Drive <br />East shall be shifted west, approximately where three lots <br />of POD V front on the road. The applicant shall work with <br />staff to adjust the land plan in PODs V, W, R, and 0 (if <br />necessary) to accommodate these three lots so that the <br />overall number of lots remains at 850. <br /> <br />20. Grading plans for the PG&E gas line relocation or PODs T-2, <br />V, and W, whichever are first submitted, shall indicate the <br />required 6 foot high sound attenuation berm along the <br />Vallecitos Road/Highway 84 right-of-way. Grading plans and <br />cross-sections must indicate the relationship between the <br />berm, the relocated PG&E gas line, the PG&E access road, and <br />the lots in these PODs. No grading for the pipeline <br />relocation shall occur in these areas until such time as the <br />grading plans have met with the satisfaction of the city <br />Engineer and Planning Director. The applicant must <br />demonstrate that the berm meets the requirements for sound <br />attenuation as indicated in the EIR mitigation measures, or <br />as can otherwise be demonstrated. No sound walls shall be <br />permitted to be constructed instead of the berm. <br /> <br />WATER SERVICE <br /> <br />21. Prior to approval of a final map(s) for Phase II of the <br />project, a full water-service study shall be performed and <br />submitted for review and approval by the Director of Public <br />Works. Additionally, tank size, type (concrete, steel, <br />etc.) and installation and maintenance responsibilities <br />shall be specifically indicated and shall be to the <br />satisfaction of the city, the developer, and the water- <br />service provider. The water system shall be designed to the <br />satisfaction of the City Engineer to assure that all lots <br />can be adequately served with the appropriate flows and <br />water pressure sufficient for domestic use as well as for <br />the required automatic fire sprinklers. <br /> <br />22. The developer shall comply with all water service <br />improvement requirements to the satisfaction of the City <br />Engineer, including, but not limited to, the following: <br />
