The applicant may obtain a grading permit for the golf <br />course prior to submittal of any final map for any of the <br />residential lots in PODs E, J, K, N, Q, and U around the <br />golf course, as ~ong as such p~ans conform to this <br />modification. This grading permit shall not a~~ow grading <br />in the PODs 0, R, V, and W areas, other than transitiona~ <br />grading for the go~f course, un~ess a tentative map for <br />affected areas of PODs 0, R, V, and W has been reviewed and <br />approved by the Planning Commission. <br /> <br />SITE ALTERATIONS. REVISIONS <br /> <br />8. To provide for circulation and emergency vehicles access, <br />the Final Map(s) shall show the following, subject to the <br />review and approval of the Planning Director, Director of <br />Public Works and the City's Fire Marshall: <br /> <br />a. "Street" cross-sections and details of the Pod E EVAE. <br /> <br />9. All slope banks within the project shall be limited to a <br />maximum slope of 3:1, or as otherwise approved by the city <br />Engineer. <br /> <br />10. Final grading plans for the go~f course shall provide <br />details of the golf course grading in the area of Hole 16. <br />Such grading shall include the creation of a distinct stream <br />channel that will be directed from Hole ~6 to Hole ~5 under <br />the road via a bridge or arched culvert, similar to other <br />areas on the golf course. <br /> <br />11. The "knuckle" in the street at the south end of POD Q near <br />the 17th hole shall be eliminated. The street frontage of <br />these three affected lots shall be increased through an <br />adjustment of the property lines subject to the review and <br />approval of the Planning Director and City Engineer. <br /> <br />12. The final map and improvement plans for POD N (or portion <br />thereof) shall include a 20 foot wide common open space and <br />easement between the two end ~ots of the northernmost cu1- <br />de-sac of this POD for sanitary sewer and storm drain lines <br />and maintenance access for City vehicles and personnel, <br />unless otherwise approved by the City Engineer. This <br />easement area shall be designated as open space and shall <br />not be included within a private lot area. It shall be <br />owned and maintained by the homeowners' association, and a <br />portion of it sha~l be paved to function also as a drainage <br />re~ease and vehic~e access as determined by the city <br />Engineer. Gates may be located at either end of the access <br />easement to prevent unauthorized entry into the golf course, <br />should the developer desire. The fina~ configuration, exact <br />location, disposition, and security of this easement/common <br />area shall be determined by the city Engineer and Planning <br />Director prior to approval of any final map or improvement <br />plans which affect this area. <br />
