<br />Resolution No. PC-95-l2 <br />Page 3 <br /> <br />Exhibit "B" <br />Conditions of Approval <br />PUD-93-2-1M <br /> <br />1. Development shall be substantially as shown on the <br />development plans, Exhibit "A", dated "Received January 11, <br />1995" on file with the Planning Department, except as <br />modified by the following conditions. Minor changes to the <br />plans may be allowed subject to the approval of the Planning <br />Director if found to be in substantial conformance to the <br />approved exhibits. <br /> <br />2. Unless otherwise modified by these conditions, all <br />Provisions of Reclassification of the 1837th Zoning unit, <br />conditions of approval of Tentative Map Tract 6452, and all <br />mitigation measures as listed in the County-certified EIR, <br />shall remain in full force and effect. <br /> <br />3. All conditions must be accomplished prior to City Council <br />approval of any Final Map(s), unless another time of <br />compliance is specified below. Installation of improvements <br />shall be guaranteed under a Subdivision Agreement approved <br />by the City Council. Inspections shall be certified by a <br />registered engineer or by Public Works Department, at the <br />option of the Director of Public Works. All improvements <br />guaranteed under this Agreement shall be completed by the <br />land divider and accepted by the city Council prior to <br />release of improvement guarantees. <br /> <br />4. All conditions of the Pre-Annexation Agreement between the <br />Developer and the City, and all conditions of the <br />Development Agreement between the County and the Developer, <br />shall be adhered to. <br /> <br />5. No new tentative map shall be required for PODs E, J, K, N, <br />Q, U, T-l and T-2, or PODs H, I, and M (Phase I PODs <br />adjacent to the golf course), the tennis and swim center, or <br />the golf course. A revised tentative map shall be required <br />for the remaining portion of the project including PODs 0, <br />R, V, and W. <br /> <br />6. Any proposed phasing of PODs 0, R, V, and W shall be <br />depicted on the tentative tract map and shall include <br />narrative explaining any proposed phasing. Unless a phasing <br />plan for improvements is approved by the Planning Director, <br />the developer shall complete all of the on-site improvements <br />at one time (including all improvements around future <br />building pads). All remaining pad areas shall be seeded and <br />kept in a neat and weed-free manner at all times. <br /> <br />- <br />
