<br />New six-foot wood fencing would be added to replace the existing chain-link fencing (which <br />includes the side property fencing). <br /> <br />Mr. Iserson noted that the Core Overlay District has relaxed standard requirements for <br />setbacks, parking, and open space in order to accomplish the objective of maintaining the <br />atmosphere of the older existing single family homes while making use of the open spaces on <br />the deep lots. <br /> <br />Staff feels the plan as proposed meets the intent of the Core Overlay District and that the <br />applicant has done a good job in designing the refurbishment of the existing building and <br />designing the new construction to match the existing building. <br /> <br />The applicant will also add several trees and underground the existing electrical service and <br />agreed to a prorata share of the undergrounding of the utilities on St. Augustine Street. <br /> <br />Commissioner Barker inquired why this application requires the installation of concrete <br />curbing when Vineyard Avenue medians have asphalt curbing. Mr. Iserson noted that the <br />Vineyard Avenue asphalt curbing has a rural, less formal look than does concrete curbing. <br /> <br />PUBLIC HEARING WAS OPENED <br /> <br />Antonio Silva, 2705 Carmen Avenue, Livermore, noted that he has read and approves of the <br />staff report and the conditions of approval. <br /> <br />PUBLIC HEARING WAS CLOSED <br /> <br />Commissioner Hovingh commented that he believes the project is a good land use and will <br />be a nice contribution to the downtown area.
