This is within the Core Overlay District in the downtown. The site
consists of a 100-year-old single family home and a detached garage/shed. The
neighborhood consists of older single-family homes interspersed with newer multiple family
units.

The applicant's proposal is to remodel the existing house and construct a new duplex at the
rear of the site. Each rental unit would be 980 square feet with parking structures between
the two units. The freestanding shed will be removed. Mr. Iserson described the proposed
site improvements and proposed building design, and circulated a color board for the
Commissioners' review. The conditions of approval note that the exterior of the duplex
would be horizontal lap siding.

Planning Commission Minutes

Page 3

December 13, 1995
