<br />6. PUBLIC HEARINGS <br /> <br />a. UP-95-74. On Too Construction <br />Application for a conditional use pertnit to operate a warehouse for a contractor <br />business in an existing structure located at 2126 Rheem Drive. Zoning for the property <br />is PUD (Planned Unit Development) - I (Industrial) District. <br /> <br />Mr. Iserson presented the staff report on the application for a conditional use permit to <br />conduct a contractor's business and warehouse at 2126 Rheem Drive. There is residential <br />use across Rheem Drive and businesses on either side of the proposed location. <br /> <br />Approximately 34 % of the building will be used by office and lobby areas with the <br />remainder of the building being used for the storage of construction materials and garaging <br />the service vehicles during the evening as well as some occasional minor assembly work. <br />Some outdoor storage is proposed. There are fifteen employees, of which eleven would <br />work at the job sites. <br /> <br />Mr. Iserson noted that a change occurred after the staff report was written in that the <br />applicant asked that the loading and unloading activities be extended to 9 p.m. Since there <br />are other nearby businesses doing the same activities and staff has received no complaints, <br />staff is willing to change Condition 2 as reflected in the memo dated December 13, 1995, <br />distributed to the Planning Commission. <br /> <br />Staff feels this type of business operates well near residential areas. Staff feels the truck <br />traffic, small scale of the business, and business hours will not affect the land uses nearby. <br /> <br />Staff made a survey and determined there is ample parking for the employee vehicles as well <br />as the service vehicles. <br /> <br />Staff feels the findings of the staff report can be made and recommend approval of the <br />application subject to the conditions of approval taking into consideration the memo dated <br />December 13, 1995. <br /> <br />PUBLIC HEARING WAS OPENED <br /> <br />Hayden C. Homes, 2126 Rheem Drive, represented this application and advised that he <br />approves of the staff report and conditions of approval. <br /> <br />In response to Commissioner Hovingh, the applicant advised that the trucks are one-ton size; <br />he measured the truck noise with a decibel meter, and they do not exceed the noise <br />standards. <br /> <br />Planning Commission Minutes <br /> <br />Page 2 <br /> <br />December 13, 1995 <br />
