UP-95-62. Virtual Relaxation (Elizabeth Edens)
Application for a conditional use permit to establish a massage therapy practice at 2340
Santa Rita Road, Suite 1. Zoning for the property is 0 (Office) District.

Mr. Iserson presented the staff report on the application for a conditional use permit for a
massage facility to be located at 2340 Santa Rita Road, Suite 1. The applicant is currently
performing massage therapy in conjunction with a chiropractic office in the same building.
The applicant would like to start her own business and relocate within the same building.
The surrounding uses are consistent with the proposed therapy use, and no noise will be
created by this use.

There will be only one employee (the applicant), and only one client will be seen at a time.
Staff feels there is sufficient parking available. No communications, either opposed or in
favor, have been received from the surrounding businesses. Staff recommends approval of
this conditional use permit subject to the conditions listed in Exhibit B.

In response to Commissioner Wright, Mr. Iserson noted that if there became an
overabundance of medical offices in a general office building, staff would have to restrict
future medical offices in the building due to the required lower parking ratio.

Planning Commission Minutes

Page 3

October 25. 1995
