Lvnden Homes
Application for Planned Unit Development rezoning to rezone a 1.01 acre site (1635
Rose Avenue) from the Agricultural zoning district to the PUD - Medium Density
Residential District and development plan approval for a thirteen unit single-family
residential development on two parcels totalling 4.30 acres of land located at 1635 and
1777 Rose Avenue. Zoning for the property is PUD (Planned Unit Development) - MDR
(Medium Density Residential) and Agriculture District.

Mr. Plucker presented the staff report for the application of a Planned Unit Development
approval to rezone a 1.01 acre parcel from Agriculture to PUD-MDR (Medium Density
Residential) District and for PUD development plan approval over a total of 4.3 acres of land
for a 13 unit single family residential development.

This application was continued from the August 9, 1995, meeting for the purpose of
designing a three lot alternative for the 1.01 acre parcel. After review of the project, the
applicant does not feel the economics of the project would allow for the elimination of one
lot. He has redesigned the four lot parcel.

Mr. Plucker described the changes the applicant made in the development plan to the four
units on the 1.01 acre parcel. These changes included removing the side porches on the
small house plan, attaching the garage directly to this house plan, as well as modifying the
lot sizes of Lots 9, 10, 11, 12 and 13.

Planning Commission Minutes

Page 15

September 27. 1995

.
