Inc. <br />Application for a conditional use permit to allow the operation of a childcare center <br />having approximately 138 children and 14 staff, and for design review approval to <br />modify the site plan to allow the conversion of a portion of an existing parking/driveway <br />area to an outdoor play area in the rear of the Oak Hills Shopping Center located at <br />5460 Sunol Boulevard. New Cities Develooment Grouo <br />Application for a major modification to the approved PUD development plan for the 40- <br />lot Walnut Glen Estates subdivision, located along the north side of Trenery Drive 400 <br />feet westerly of Martin Avenue, to increase the maximum floor area ratio on specific <br />lots by 5%, to reduce the required side yards on one lot to ten feet, and to allow second- <br />story balconies on one story houses. Design review approval for 36 single-family <br />detached houses is also requested. (None of the above-stated applications affect the four <br />lots _ two vacant and two developed - facing Trenery Drive.) Zoning for the property is <br />PUD (Planned Unit Development) - LDR (Low Density Residential) District. <br /> <br />Mr. Iserson presented the staff report considering the request to change the previously <br />approved 40 lot Walnut Glen Estates as described in the staff report. The PUD modification <br />would increase the floor area ratio (FAR) for some lots by 5 % so that some accessory <br />structures could be added without exceeding the FAR limitation. The PUD modification <br />would change the required interior side yard setbacks on Lot 5 from 30' to 20', satisfying the <br />applicant's desire to place a single story home on this lot. If, however, the applicant <br />constructs a two-story unit, the setback would revert back to 30' . <br /> <br />Mr. Iserson stated the applicant is proposing three house plans for this development. The <br />design guidelines require a four-sided appearance, which staff feels the applicant has fulfilled <br />very well.
