<br />Don Norman, 7878 Knollbrook Drive, stated he does not question the Knuppes' honesty and <br />credibility. He feels this is a land use issue, and the project is an inappropriate land use. <br />Mr. Norman advised that in the current Yellow Pages there are 24 storage facilities within 20 <br />minutes of this location and 8 facilities within 5 minutes of the Knuppe location. There is an <br />excess of 1.25 million sq. ft. of storage within 20 minutes of this location. Mr. Norman <br />does not feel this would be viable if it were restricted to residential use. Mr. Norman <br />entered for the record a petition containing over 600 signatures opposing this project. <br /> <br />Commissioner Dove noted the Del Prado situation and the City's inability to buy the land for <br />a park and advised there is little chance the City can buy this property for a park. <br />Commissioner Dove inquired what other use the community would want to see. Mr. <br />Norman feels that City money may be available in the future, and would like the parcel kept <br />as open space until that time. <br /> <br />Commissioner Wright advised that there is no City money available for a park, that the <br />Knuppes currently own the land, and it is currently zoned Commercial. Commissioner <br />Wright asked what the neighborhood would like to see constructed on the site now. Mr. <br />Norman agreed to the earlier suggestion of bartering this parcel for another parcel in town, <br />and also feels that the vacant land along 580-680 would be a better location with higher <br />visibility. <br /> <br />John De Sousa, 7828 Chestnut Way, stated the rental property he owns near storage facilities <br />are low in value. He is concerned for his children using the park with the increased traffic. <br /> <br />Rich Thompson, 7635 Maywood Drive, feels the 73 conditions of approval are indicative of <br />the problems with this project. He also noted that there is another storage facility within <br />8/10's of a mile from this site, therefore, the speaker feels the Knuppes are focusing on the <br />Mall for their business. Mr. Thompson noted the staff report finds denial on five of the <br />seven PUD findings. <br /> <br />Duane Bostrom, 7611 Chestnut Way, is bothered by the fact that Mr. Knuppe originally <br />stated his business would come from the business segment and now he is saying his business <br />will come from the residential segment. <br /> <br />Marge Lindt, 7846 Knollbrook Drive, concurs with all comments from previous opposing <br />speakers. She is concerned about the traffic and the fact that the entrance is located on the <br />residential street and not located on Stoneridge. Ms. Lindt advised that staff commented that <br />the driveway would impede traffic on Stoneridge and was, therefore, located on Pleasant <br />Hill. Ms. Lindt further believes that it will also impede traffic on the residential street. <br /> <br />Mr. Swift spoke to the proposed driveway location.
