Jim Smith, 7696 Chestnut Way, stated that regardless of the current zoning, he believes this
parcet should not be a commercial land use area and has no place in this community.

Joyce Mooradian, 7679 Fairoaks Drive, purchased her home three months ago and did
extensive research except for finding out who owned and the intent of the vacant parcel. She
stated that if she had known of the proposed project, she would not have bought the home.
She feels there is a stigma having industrial/commercial use on the corner of their
neighborhood.

Lou Dunka, 5178 Springdale Avenue, was attracted to this area because of no commercial
development in the area. He would like this use in Hacienda and not in his neighborhood.

Gary Palmatier, 7977 Fairoaks Ct., feels this is a land use issue. He questioned not the
quantity of the traffic but the quality of the traffic as well as cut-through traffic. Mr.
Palmatier feels this is a warehouse proposed in a residential area on a residential street. He
spoke to the applicant's statements of revolutionizing the location of self-storage units, and
noted the facility in Moraga is not in a residential area, but in a commercial-retail area off a
four-lane street. The speaker feels the project is out of character for the proposed site and
would not be the best use of the land.

Jennifer Buck, 7867 Fairoaks Drive, stated she always wondered why the vacant parcel was
not an extension of Moller Park. Ms. Buck feels there are other industrial areas better suited
to this type of project. She feels this project would spoil the views and character of the
neighborhood. She also noted the high use of the neighborhood park, as well as the high
traffic generated by V-turns at Foothill Road and Stoneridge. She also noted that the heavily
landscaped back wall of the building would offer an area for kids to experiment with drugs,
smoking, fire, graffiti, etc. Ms. Buck stated she is not against the Knuppes and their
business, but feels they need to choose a different location.

Jack Wood, 7698 Fairoaks Drive, spoke to the fact that other residential self storage facilities
are located in run-down neighborhoods. He also believes that no homes can view the
Moraga facility. He is worried about the class of clientele using the storage facility, and
how the contents can be controlled, being basically at the word of the renting person. San
Leandro Police advised that there have been 100 police calls to the San Leandro facility.
Mr. Wood feels this lot is a gateway into Pleasanton and should not be a warehouse facility.

Cindy Jervis, 5637 Baldwin Way, lives directly across the street from the facility, proposed
another more suitable piece of property be traded with the Knuppes and turn this property
into a park. She feels this project will devalue her property.

Irma Blakeman, 5625 Baldwin Way, lives directly across the street from the facility. Ms.
Blakeman also feels this project will devalue her home and asked the site be rezone to park
usage.

Planning Commission Minutes

Page 8

June 28, 1995
