As time goes on, it becomes less desirable for office <br />building use, and that use is not a good investment in today's market. <br /> <br />Tom Rossi, 3934 Stoneridge Drive, is in support of this project, finding apartments in the <br />Tri-Valley area offer no storage space. He noted the fine aesthetic designs of other AAAAA <br />facilities, and believes if another use is constructed on this lot, it may not be as aesthetic as <br />the Knuppe project. <br /> <br />David Trotter, 119 Allen Court, Moraga, Chairman of the Moraga Planning Commission, <br />spoke as a private citizen in support of the AAAAA application. After completing a rigorous <br />design review, Moraga approved a AAAAA self storage unit. It has filled a significant need <br />in the Moraga/Lafayette area, and was fully leased within two days of opening. The Moraga <br />location is within a commercial area, but is adjacent to a residential area. Mr. Trotter <br />attested to the fact that the visuals were accurate in depicting their facility. Moraga has <br />received no complaints regarding the AAAAA facility, police have 24 hour access, and <br />traffic and parking have not been a problem. <br /> <br />Milton Righetti, 3411 Palmer Place, advised that he utilizes space at the storage facility at <br />Johnson and Stoneridge. He uses it for business storage, and testified that the storage facility <br />is full. Mr. Righetti spoke to Mr. Knuppe's interest in the community by giving a piece of <br />land to the YMCA. <br /> <br />The following individuals spoke in opposition to this application: <br /> <br />Albert Ferreira, 5519 Baldwin Way, feels the lot is incorrectly zoned. He agrees to the need <br />for rental space, but disagrees with the location, noting other storage facilities are next to the <br />sewage treatment plant and the airport. Mr. Ferreira prefers the land use be either senior <br />housing or a park. The speaker went on to say that Stoneridge Drive should be the <br />demarcation line between commercial and residential area. <br /> <br />Bill Christensen, 7979 Hillsboro Ct., spoke about the retirement center. He stated that the <br />approved project was nothing like that depicted by the Knuppes. He advised the retirement <br />center was an L-shaped, terraced four story building. The speaker stated the neighborhood <br />will support the retirement center to be built by the Knuppes. <br /> <br />Commissioner Wright asked the speaker if the neighbors' concerns could be mitigated by the <br />Knuppes, would there be a chance of approving this project. Mr. Christensen stated he <br />would have to look at the modified project before accepting or rejecting. He noted that the <br />Office Max building is as tall but with larger setbacks. <br /> <br />Commissioner Barker stated she tends to believe that the self-storage facility would generate <br />less traffic than a senior housing facility.
