<br />d. UP-95-22. New Cities DeveloDment GrouD <br />Application for a master conditional use permit to allow an au pair/secondary dwelling <br />unit option in conjunction with 36 single-family detached houses on a previously <br />approved subdivision located on the northerly side of Trenery Drive, 400 feet westerly of <br />Martin Avenue. Zoning for the property is PUD (Planned Unit Development) - LDR <br />(Low Density Residential) District. <br /> <br />Mr. Iserson presented the staff report for the application for a master conditional use permit <br />to allow a secondary unit option in conjunction with 36 single-family detached houses on a <br />previously approved subdivision (Walnut Glen Estates). The second units would be within <br />the home designs as an option where primary home living area could be turned into a <br />secondary unit having living/sleeping, kitchen and bathroom areas and outside access. This <br />option will be made known to all home buyers at the time of purchase. <br /> <br />The criteria of adequate on-site parking, maintaining privacy of adjoining homes, visually <br />and physically integrating the secondary unit's design with the design of the primary <br />residence, and density questions pertaining to population, services, traffic have been <br />adequately assessed by staff and found to be in conformance. Staff recommends approval of <br />Case UP-95-22. <br /> <br />Commissioner Hovingh was advised that the second unit will have its own house number. <br /> <br />Commissioner McGuirk inquired how a homeowner in this development would know that the <br />master conditional use permit had been approved. Mr. Iserson stated it will be disclosed in <br />the CC&R's. <br /> <br />In response to Commissioner Dove, Mr. Iserson stated that only two adults, but no limit on <br />children, are able to occupy a secondary unit. <br /> <br />PUBLIC HEARING WAS OPENED <br /> <br />Tom Merschel, New Cities Development, agrees with the staff report and the conditions of <br />approval. They will give the proper notice to the home buyers and subsequent purchasers of <br />the master conditional use permit. <br /> <br />Mr. Merschel stated they wanted to give more choices to the home buyer of their semi- <br />custom homes. <br /> <br />PUBLIC HEARING WAS CLOSED <br /> <br />Commissioner Hovingh motioned, seconded by Commissioner McGuirk, making the <br />findings for the proposed conditional use permit, and approving Case UP-95-22, subject <br />to the conditions of approva1listed in Exhibit B. <br /> <br />Planning Commission Minutes <br /> <br />Page 13 <br /> <br />June 28, 1995 <br />
