Dirk Liiesen <br />Application for design review approval to construct a 5,178 square foot custom home <br />located at 1921 Clover Court (Lot 28, Tract 6033, in the Golden Eagle Farm subdivision <br />_ Phase m. Zoning for the property is PUD (Planned Unit Development) - Low Density <br />Residential District. <br /> <br />Mr. Plucker presented the staff report for a design review approval application for a 5,178 <br />square foot single-family residence at 1921 Clover Court. <br /> <br />Staff has several concerns related to the application, including the location of the home <br />outside of the building envelope, the lack of a split pad design, overall height of the house, <br />as well as overall design issues in conflict with the Golden Eagle Farms Design Guidelines <br />(GEFDG). Staff has worked with the project proponents and the applicant has made several <br />changes to the design. The house was moved closer to the building envelope, the driveway <br />has been redesigned to reduce the amount of grading, the front elevation has been changed to <br />produce more of a horizontal appearance. However, the house remains outside of the <br />building envelope area and the level of stepping is not as great as the GEFDG requirement. <br />Further, the overall house height is 3 1/2 feet higher than is allowed by the PUD. Staff <br />recommends denial of the application and directs project proponents to redesign the project to <br />meet the requirements of the Golden Eagle Farm Design Guidelines. <br /> <br />PUBLIC HEARING WAS OPENED <br /> <br />Massoud Modjtehedi, ASE, 3170 Williams Road, San Jose. Mr. Modjtehedi advised the <br />Commission that all of the house design plans have been reviewed and approved by the <br />developer's architect who developed the Golden Eagle Farms Design Guidelines. The <br />speaker feels the three major issues are the high visibility of the lot, the position of the house <br />on the lot, and the split level design of the house. He does not believe this lot is a highly <br />visible lot because the Guidelines do not specify Lot 28 as a high impact lot.
