Chevvs <br />Application for a major modification to an approved PUD development plan for a retail <br />commercial complex to allow an approximately 1,550 sq. ft. addition to an existing <br />restaurant (Chevys), a reduction in the gross square footage for a future retail building, <br />and reconfiguration of the parking and landscaped areas located on an approximately <br />3.16 acre site located at 5877 Owens Drive. Zoning for the property is PUD (Planned <br />Unit Development) - I/C-O (Industrial, Commercial, and Office) District. <br /> <br />Mr. Iserson presented the staff report for a major modification to an approved development <br />plan to allow an approximately 1550 sq. fl. addition to the existing Chevys' restaurant, a <br />reduction in the gross square footage for a future retail building, and reconfiguration of the <br />parking and landscaped areas. <br /> <br />.~ <br /> <br />Staff is suggesting that the red and green building striping should not be applied to the rear <br />and north building elevations. Staff also feels the addition of a third Chevys sign (facing the <br />freeway) is not necessary and should not be approved since there is a pylon sign adjacent to <br />the freeway. Mr. Iserson also noted an addition to Condition 6, advising that if a restaurant <br />is to be located in the future retail/commercial building, both a parking and traffic analysis <br />will have to be done. <br /> <br />Staff is recommending the Planning Commission send its approval of this major modification <br />on to the City Council, subject to the conditions of approval. <br /> <br />Chairman Wright inquired of staff about the sign intended to be put on the north side of the <br />building. Mr. Iserson advised it is an internally illuminated sign. He also inquired if <br />permanent curbing will exist at the edge of the paving at the end of the parking 101. He is <br />concerned that there may not be adequate lighting in the parking 101. Mr. Iserson advised <br />the application could be conditioned to install proper lighting. <br /> <br />Commissioner McGuirk asked for clarification of a letter written on April 25th.
