Sandra Stefani Application for a conditional use permit to conduct massage therapy in conjunction with an existing beauty salon located at 39 California Avenue, Suite 109. Zoning for the property is PUD (Planned Unit Development) - C (Commercial) District. Mr. Iserson presented the staff report for a conditional use permit to conduct a massage therapy business in conjunction with an existing beauty salon. Mr. Iserson described the business operations. Staff determined sufficient parking is available. Staff recommends approval of this application, subject to the conditions of approval. Commissioner McGuirk asked if the massage certificate in the staff report will be renewed since it had expired in March. He also clarified Page 3 of the staff report notes any future beauty salon at this location will have to have the Zoning Administrator determine if adequate parking exists before allowing its operation. Staff agreed. PUBLIC HEARING WAS OPENED Sandra Stefani, represented her application. She noted she had read the staff report and agrees to all of the conditions of approval. In response to Commissioner McGuirk, Ms. Stefani noted the massage therapist has had her license renewed. Ms. Stefani has also gotten Police Department approval. PUBLIC HEARING WAS CLOSED A motion was made by Commission McGuirk, seconded by Commissioner Hovingh, making the conditional use permit findings and approving Case UP-95-13, subject to the conditions of approval listed in Exhibit B.
