<br />Commissioner Lutz inquired about the previous mention of a second story. Mr. Churka <br />explained they had originally designed the building with a second story. However, staff <br />didn't like the cantilever overhang in the rear. The building was increased to 8600 sq. ft. <br />and still didn't have enough space on the second floor. Additionally, the lack of sufficient <br />parking for rental tenants and customers was a concern to Mr. Churka. Mr. Churka decided <br />to eliminate the parking problems and downsize the building. <br /> <br />Commissioner McGuirk inquired about pedestrian interest in a roaster room. Mr. Churka <br />described that people love to look at the roaster in use and it is the mainstay of their <br />business. They want to encourage people to come in and take an interest in the roasting <br />process. Commissioner McGuirk noted the service area would facilitate a drive-up window. <br />He inquired if Mr. Churka envisioned having a drive-up window. Mr. Churka advised that a <br />drive-up window operation would not work with his business. <br /> <br />Commissioner Barker questioned the driveways. Mr. Churka stated the driveways will be <br />repaired because they are damaged. He also noted that the parking lot is not as level as staff <br />indicates. There is a bike rack located on the east corner of the property. Regarding the <br />second story, Commissioner Barker inquired of the additional cost incurred to build the first <br />floor to be able to handle a future second floor. Mr. Huff stated the building has already <br />been designed to handle a second story load. <br /> <br />In response to Chairman Wright, Mr. Huff indicated the basement will be a uniform height, <br />except right along Main Street. <br /> <br />Diane Churka, 722 Main Street, spoke in support of her application. This building was <br />designed with their customers in mind, incorporating what the customers have asked for, <br />i.e., outside seating, a roaster area, etc. The patio wall is needed for security reasons. <br />Another entrance in front will cut down their retail sales area, as well as adding security <br />problems for the business. The building as designed works for them. Elongating the <br />building makes the kitchen impractical. Ms. Churka also believes it is incredulous to have <br />deliveries on Main Street in the middle of the St. John intersection. She noted five trucks <br />were making deliveries at the same time on Main street earlier in the day. <br /> <br />Commissioner Hovingh inquired if they have waitresses. Ms. Churka advised their operation <br />is a combination of self-serve and waitresses. One must order at the front counter, and they <br />deliver the food to your table. <br /> <br />Jerri Pantages Long, 4289 School Street, spoke in favor of the application. She finds it <br />interesting to listen to comments and criticisms of staff designing a building without knowing <br />what goes on inside. She stated the Churkas have rebuilt a dilapidated part of Pleasanton <br />into an important area for many people in town. Ms. Long feels the different setbacks along <br />Main Street give it character. She does not feel the Design Guidelines need to be so rigidly <br />enforced.
